Due to the financial crisis in the industrial real estate market, Shear Essence could have purchased a building in the desired area, for a price of $625,000, located at Nunan Square Development, 690 G Street. One of five buildings in the Nunan Square commercial development, the building has the potential for professional offices or retail. Separated into four tenant spaces, two per floor, and each floor is approximately 2,000 square feet. The owner will carry the mortgage loan, with an acceptable offer, according to the commercial real estate site Remax (Summer, 2001-2014). The lounge will be on the lower level and will take up all 2000 square feet, the upper floor will be divided into two offices and rented for $800.00 per month, lowering the mortgage payment to $645.00 per month. The building has its own parking lot and is located near downtown Jacksonville for convenience and easy access. See the 1:1, 1:2 and 1:3 images in the appendix. The ideal tenant for the upstairs area would be a daycare center that would provide Shear Essence's clientele with the service of watching their children while they get their hair cut. A partnership agreement would be included in the rental agreement with the owner of the daycare center to offer salon customers a discount on the daycare services during the time the customers have an appointment, but only during the appointment. This will further provide customers with the relaxation that Shear Essence strives to offer customers.
